About This Project

701 Niles is a 77,000 SF, three-story mixed-use office building in the heart of downtown South Bend’s East Bank neighborhood. Situated  in a beautiful campus-like setting along the St. Joseph river, this former medical office building is being converted into a mixed-use, coliving space.


Co-living offers shared housing designed to support a purpose driven life. Co-living values community and using shared spaces and facilities to create a more convenient and fulfilling lifestyle.

Why live at 701 Niles Ave.?

Our community and location. 701 Niles Ave. is located in the East Bank on the St. Joseph River. Residents can easily walk to downtown South Bend. Major universities and colleges are a short bike ride away. Our shared community spaces are designed to bring people together. Ranging from quiet spaces to work, read, and relax to open spaces to socialize, play games, and cook up a meal together. You’ll also get access to useful and convenient facilities such as a gymnasium with basketball hoops and sports equipment. With regular events such as live music, inspirational talks, movie nights to spontaneous community dinners, there’s always something to get involved in.

I’ve heard I can reduce my rent through community service. How does that work?

Residents of 701 Niles endeavor to make the immediate neighborhood a safer, more vibrant, beautiful, and interesting place to live. Residents are credited $20/hr up to $150/month off their rent on approved community projects. For example, base rent is $800/mo. A resident volunteering 7.5 hours a month in the neighborhood can reduce their rent to $650.


Some examples of community service projects include:

  • Host a live music event at or near 701 Niles Ave.
  • Volunteer with St. Vincent de Paul
  • Work in a neighborhood Unity Garden
  • Plan an interesting workshop or presentation
  • Organize a community potluck night
  • Start a neighborhood capture the flag league
I have a favorite non-profit that I already volunteer with, can those hours count toward my community service?

Community service projects are limited to the immediate neighborhood surrounding 701 Niles Ave. the geographic boundaries include: Corby Blvd to the north to Jefferson Blvd to the south and Hill St. to the east to the St. Joe River to the west. If your organization falls within these boundaries, then yes! You are also welcome to organize special programs within the neighborhood and invite your organization to participate.

How are hours tracked?

Residents will download an app called Tsheets. It’s an easy way to clock in and out when working on a community service project. Projects are approved in advance and hours (rent credit) is approved weekly.

If I wanted to live with my fiancee or as a couple will there be private suites?

Right now we are offering private one bedrooms with private bathrooms and access to shared kitchen, living room, dining room, game room and library space. Second phase of development will include 1-2 bedroom apartments more suitable to couples who desire greater privacy in their living environment.

What is the average tenure of the residents?

We offer flexible leasing with a 6 month minimum but no maximum. We hope that residents will want to live long term at 701 Niles Ave. We work hard to create a positive environment and culture for our residents.

How many people will live in the co-living wing?

We have room for 16 awesome residents and 8 canine fur babies.

Is it pet friendly?

We are dog friendly! There is a dog park adjacent to 701 Niles and many miles of river walk paths perfect for strolling with your pup. Residents may have up to two dogs but no more than eight dogs total for the entire co-living wing. Dogs will need to up to date on vaccinations and free of any communicable diseases. An additional security deposit of ____ is required. We are sorry we can’t offer accommodations to our feline friends.

What are the other amenities?

The building includes a gymnasium with basketball hoops, access to the river walk, a large fenced in yard, dog park, wi-fi, and on-site preschool and personal trainer (for an additional fee).

Do you have furnished rooms available for AirBnB in the co-living wing?

No, rooms in the co-living wing are for residents but we are working on a separate 6 bedroom wing to provide unique accommodations for overnight guests.

Can my friends stay overnight or visit me in the co-living wing?

Yes, you are welcome to have up to two guests spend time with you in the co-living wing. Residents must stay with their guests in common areas and guests may not enter the private rooms of other residents without permission. Residents are also welcome to have occasional overnight guests. Guests are expected to comply with the community standards and rules of the building.
